Having a professional real estate agent such as a REALTOR® to represent you is very crucial. A REALTOR® you choose as your agent will fully represent your best interests. A person who is granted a license by their state to perform a job such as real estate is considered just that; an agent how has a license to be able to perform that specific job. However, a REALTOR® is a real estate agent who is a member of the National Association of REALTORS® and has vowed to comply and practice under a Strict Code Of Ethics order.
 
Some of the duties a REALTOR® owes to their clients are, but not limited to:
  • Always maintaining client confidentiality, unless required to be released by law.
  • Disclose known material facts about all transactions and properties
  • Have the clients best interest in every situation by only seeking a transaction acceptable to the client.

It is very crucial to know exactly how much you can afford as on your new home. It is always best to talk with a lender first to obtain a pre-approval for your new home purchase. This will eliminate any lost expenses as well as wasted time. Having a pre-approval is also a huge plus when purchasing a home because this gives you a stronger negotiation position with the seller.
 
One thing you want to always remember when purchasing a new home is that your monthly costs should not exceed 28% of your monthly income before taxes are taken out. This includes your home insurance expense, real estate taxes (property, hoa, etc.), and your mortgage payments.
